The DeTray Group Real Estate Bob

After graduating from college. I went to work for Mobil Oil. Two years later I moved onward and upward with a home town company—Trans World Airlines.

I had good jobs with both companies. They paid well and treated me fairly. But neither job was personally fulfilling. I liked sales but knew that I wanted a profession where I could help people in some way. I thought about this for months and finally had an “A -Ha” moment. My wife and I had purchased our first home early in our marriage. We were young, moving to a new part of town that we knew lit

tle about. To top it off we were novices to real estate. However, we really lucked out. We found a realtor who truly cared about us and looked out for us during the whole process. And so it came to me. I’m going to sell houses. ere What better way to help people than to safely guide them through the unknown and scary process of buying or selling a home. A home would be one of the biggest investments they would ever make in their lifetime. And with my help I hoped it would be one of the best. So in 1976 I took a risk, went back to school and got my license to practice Real Estate. I have never regretted that decision. Rob

21 years ago my Dad talked me in to leaving the IT department of Jack Henry and associates to come to work with him. I knew my background in computer technology would be a valuable addition to the business. It is. But I didn’t know that selling people homes, helping them achieve The American Dream, the dream of home ownership would be the very best part of the job. Actually, it is the job. Combined Dad and I have over 68 years of experience helping people achieve this dream. We are not a “mega-team,” one that has a “lead agent” who has 20 or more agents working under him/her. It’s just the two of us. Our promise to you: When you choose to work with us you will ALWAYS deal directly with the TOP GUNS in The DeTray Group—Rob or Bob. This business is very personal. It is and always has been our mission to give our clients the very best of ourselves. Over the last 47 years, we have earned the trust of over 2700 families and made many friends along that journey. Sincerely,

The DeTray Group

Today’s headlines and news stories about home prices are confusing and make it tough to know what’s really happening. Some say home prices are heading for a correction, but what do the facts say? Well, it helps to start by looking at what a correction means.

Here’s what Danielle Hale, Chief Economist at Realtor.com, says: “In stock market terms, a correction is generally referred to as a 10 to 20% drop in prices . . . We don't have the same established definitions in the housing market.”

In the context of today’s housing market, it doesn’t mean home prices are going to fall dramatically. It only means prices, which have been increasing rapidly over the last couple years, are normalizing a bit. In other words, they’re now growing at a slower pace. Prices vary a lot by local market, but rest assured, a big drop off isn’t what’s happening at a national level.

From 2020 to 2022, home prices skyrocketed. But, that kind of aggressive growth couldn’t...

Thinking of selling? You can’t just pick any price.

With moderating demand and a growing number of homes for sale, your asking price matters even more right now.

Buyers have more options, and they’re not going to look at a home that’s overpriced.

You want your house to sell fast. And you may be wondering how long the whole process is going to take. One way to get your answer? Work with a local real estate agent.

They have the expertise to tell you how quickly homes are selling in your area and what’s impacting timelines for other sellers.

The Growing Supply of Homes for Sale

Over the past few months, the number of homes for sale has increased. This is good news when you move because it means you’ll have more options as you search for your next home. But it also means buyers have more to choose from, so if your house doesn’t stand out – it may take a bit longer to sell.

How It’s Impacting Listings Today

Think of the homes on the market like loaves of bread for sale in a bakery. When a fresh batch of bread is put out, everyone wants the newest and hottest one. But if a loaf sits there too long, it starts to get stale, and fewer people want to buy it.

The same goes for homes. New listings...

There are downsides to selling your house without an agent. You’ll have limited marketing tools, a greater risk of mistakes with pricing and contracts, and more. That’s a lot to take on. Save yourself time and stress by hiring a pro.

With the Presidential election only months away, you may be wondering what impact that’ll have on the housing market.

Fortunately, the impact is usually small and temporary. History shows us the market remains strong during election years.

That's good news for you because it means this year's election shouldn't affect your move. If you want the data, shoot me a message.

June is a busy month in the housing market because a lot of people buy and sell this time of year. So, if you’ve got a move on your mind and you’re looking to make it happen this month, here’s a snapshot of what you need to know to make sure you’re ready.

If You’re Buying This June

A lot of homebuyers with children like to move after one school year ends and before the next one begins. That’s one reason why late spring into summer is a popular time for homes to change hands. And whether that’s a motivator for you or not, it’s important to realize more buyers are going to be looking right now – and that means you’ll want to be ready for a bit more competition. But there is a silver lining to a move this time of year. This is also when more sellers will list – so you should find you have more options.

During this busy season, it’s extra important to work with a trusted real estate agent.

If one of the main reasons you’re hesitant to buy a home is because you’re worried about the upkeep, here’s some information you may find interesting on both new home construction and existing homes (a home that’s been lived in by a previous owner).

Newly Built Homes Need Less Upfront Maintenance

If you can afford it, you may find a newly built home could help ease your worries about maintenance costs. Think about it, if everything in the house is brand new, it won’t have the wear and tear you may see in an existing home – and that means it’s less likely to need repairs. Plus, many builders also have warranties on their homes that would cover some of the more major expenses that could pop up.

Existing Homes Can Still Have Great Perks

But it’s worth mentioning, that it’s not just newly built homes that can have warranties. It’s an option for existing homes too.

Your agent may be able to help you negotiate with the seller to add one as a...
