is our property highlight of the week! This historic building was built in 1914 and served as the community's high school and middle school over the past century. When a bond was passed to build a new school, the fate of this beautiful structure was threatened. saw an opportunity to both preserve this community asset, while also addressing the demand in Baxter Springs for affordable senior housing. Today, this award winning project has been placed on the historic register and is home to many happy residents!

Before developing this project, the site consisted of a run-down greenhouse and vacant buildings creating a fifteen-acre eyesore and dangerous situation for the surrounding neighborhood. Today it is a 55+ community consisting of 80 market-rate and affordable residences and maintains a 3-year wait list!

In collaboration with Prairie Fire Development Group and Sunflower Development Group, we’ve designed 'Schoolyard Townhomes', affordable housing in Tonganoxie, KS. This development and its relationship to the new public library will provide new and impactful opportunities to this rural community.
