The mortgage payment is the number most people plan around. It is rarely the only cost that shows up in the first year.

A few things worth building into your budget early:
- Property taxes and insurance can change after year one, which can raise your monthly escrow payment
- Utilities often run higher than they did in an apartment, especially heating through a Kansas City winter
- Small repairs and upkeep add up, so a dedicated maintenance fund goes a long way
- Move-in costs like window coverings, tools, a lawn mower or a snow shovel tend to arrive all at once
- HOA dues, if your neighborhood has them

None of this needs to be stressful. A little planning in the first few months makes the rest of the year feel a lot more settled.

Curb appeal does not require a big project. A few small updates can make a real difference in how a home is perceived, whether you are getting ready to sell or just want your home to feel its best this season.

A few places to start:

Clear out summer plantings and add fresh mulch or seasonal color
Power wash the walkway, porch, and siding if it has been a while
Touch up the front door with a fresh coat of paint if it is looking worn
Keep the lawn edged and leaves cleared through the fall

School district is one of the biggest factors in what a home is worth, and it is not always obvious just from looking at the house.

Two homes a few blocks apart can carry different values simply because of which district line they fall on. District boundaries can also shift, so it is worth confirming the current lines rather than relying on reputation alone.

Stronger districts tend to support more stable resale value over time. That matters even if you are not buying with a family in mind, since it affects your future pool of buyers too.
