One of the most common questions I get from sellers: "How long does this take?"

The honest answer is that it depends — but here's a general framework to work from:
Preparation (2–4 weeks): This is when we address anything that needs attention before listing — repairs, decluttering, staging, photos, and pricing strategy.
Active listing (1–4 weeks): In today's market, well-prepared homes in good condition often receive offers within the first week or two. Homes that sit longer usually have a pricing issue.
Under contract to closing (30–45 days): Once an offer is accepted, there are inspections, appraisals, and lender timelines to work through. This phase typically takes four to six weeks.
Total from decision to closing: most sellers are looking at 8–12 weeks from the time they decide to list to the time they hand over the keys.

An appraisal is an independent assessment of a home's market value, conducted by a licensed appraiser hired by the buyer's lender. The lender wants to confirm that the home is worth at least what they're being asked to loan.

The appraiser visits the property, assesses its condition and features, and compares it to recently sold homes nearby. They then produce a report with their opinion of value.

Why it matters for buyers: If the home appraises below the purchase price, your lender will typically only finance up to the appraised value. You'd need to cover the difference in cash, renegotiate with the seller, or exit the contract (if you have an appraisal contingency).

Why it matters for sellers: An appraisal that comes in low can stall or kill a deal. Pricing your home based on real comparable sales — rather than wishful thinking — reduces this risk.
