When you separate or retire from the military, your disability claim and your home purchase usually happen at the same time, and that timing decides whether you pay the VA funding fee or skip it entirely. This video breaks down the 2026 VA loan funding fee rules, the funding fee exemption, how a proposed or memorandum rating from a pre-discharge claim under the Benefits Delivery at Discharge (BDD) program can waive the fee while you are still on active duty, and how a VA disability rating that backdates before your closing can make the fee refundable. If you already paid the funding fee and later received a service-connected disability rating, you may be owed a refund.
