📊 This Week's Market Minute: Kansas City Home Prices Are Up, But Buyers Have More Time
If you've been hearing that the market is slowing down, here's the part that's easy to miss:
Home prices in the Kansas City area are still increasing.
The latest Heartland MLS data shows the July 2026 median sales price reached $349,900, up 3.9% from July 2025. Closed sales were also up 5.1% year over year.
But buyers aren't facing the same urgency they did a few years ago.
Homes took a median of 36 days to sell, compared with 34 days last July. And while there were more than 8,000 homes available, overall inventory was actually 5.2% lower than last year.
So what's really happening?
📈 Prices are still rising.
⏳ Buyers have a little more time.
🏠 Inventory is still relatively limited.
🎯 Well-priced homes continue to stand out.
That's why calling today's market simply a "buyer's market" or "seller's market" doesn't tell the whole story.
