Legend Oaks Gated Community is currently seeking a full-time Groundskeeper for our 216-unit apartment complex. The Groundskeeper maintains all common areas and grounds of the community in a clean, attractive condition.

Essential Duties & Responsibilities:

Assists in the application of pesticides for the purpose of controlling insects and weeds.
Cleans landscaped areas and related items (e.g. storm drains, fields, litter, etc.) for the purpose of preventing flooding and removing hazards.
Maintains playground equipment for the purpose of ensuring the availability of equipment in safe operating condition
Maintains job-related, groundskeeping equipment
Plants a variety of landscaping materials (e.g. lawns, shrubbery, flowers, etc.) for the purpose of keeping the grounds attractive and protecting against erosion.
Fertilizes soil and seeds, courtyards, flower beds, chalk fields, paint stripping, etc.
Requests materials, supplies, equipment, and/or support personnel for the purpose of completing assignments in a timely manner.
Responds to immediate safety and/or operational concerns (e.g. facility damage, vandalism, alarms, etc.)
Transports a variety of tools, equipment, supplies, etc. for the purpose of ensuring the availability of materials required at the job site.
Keep property in "inspection-ready" condition at all times.
Inspects the overall cleanliness of the community each morning, including all public and common areas.
Keep streets and curbs free of debris and monitored throughout the day.
Prepare for monthly landscaping "grounds walks" paying special attention to grounds and picnic areas.
Empty all available trash cans in all common areas and replaces with bags as needed
Ensure the Leasing Office parking lot and front entrance are kept neat and clean at all times.
Assist maintenance in testing the pool chemical levels and record readings
Neatly arrange pool furniture and sweep/clean decks as needed
Maintain a clean and orderly shop and pump room
Keep grills in the picnic area clean
Assist in keeping breezeways free of debris and cobwebs, and clean lights as needed
Keep building entrances clean
Remove snow and ice in inclement weather and keep sidewalks and building access free of hazards, as applicable.
Assist Maintenance Supervisor in various maintenance functions to ensure the smooth operation of the property
Check with Leasing Office on a regular basis for items to deliver to residents
Report any problems that need management attention
Must secure equipment at the end of each day.
Other projects and duties as requested

• Answering multi-line phone
• Completing administrative tasks

We’re seeking candidates to fill a “Maintenance Technician” position. Desirable candidates are able to work independently and as part of a team, with limited supervision at times, and are highly organized and hard working.

Job Duties
Prioritize work orders and handle each in the most efficient manner.
Repair/replace appliances such as refrigerators, stoves, dishwashers & disposals.
Repair leaks and removing clogs in sinks and toilets.
Diagnose problems with furnaces and air conditioning units. Determine the best method to repair and replace all or part of the unit.
Swimming pool maintenance –experience preferred

Ensure that all rents are collected and handle delinquency accounts with Attorney
Hire, train, and coach on site staff and complete performance evaluations
2 years of related management experience in property management preferred
A clear understanding of the budgeting process and effective financial management and analysis
Knowledge of computer systems is a must. Proficiency in rent management-based software
It is expected and required all business practices are conducted in accordance with company policy and procedure.
Must be flexible, willing to work Saturdays, and able to adapt to a fast-paced and ever-changing environment.

• Under the direction of the Maintenance Supervisor, oversee and delegate the daily operations of one site
• Oversee preventive maintenance schedules
• Complete make-ready work to ensure quality compliance & work with the office on scheduling needs
• Oversee maintenance and repair of in-house equipment
• Ensure cleanliness of the maintenance shop, grounds, gym, etc.
• Know and follow management company policies and property community policies.
• Performs duties according to industry standards...(OSHA) standards and company safety policies.
• Seeks opportunities to increase skills and expand knowledge base.
• On call is required; must be able to perform other related duties and assignments as requested.

Qualifications:
• Valid driver's license and vehicle required for this position for an on-call rotation
• High school diploma or equivalent (GED)
• At least 2-years of experience in painting, sheetrock repair, and make-ready related fields
• Knowledge of common cleaning practices, procedures, and equipment

• Re-order supplies and parts as needed
• Oversee maintenance and repair of in-house equipment
• Ensure cleanliness of the maintenance shop, grounds, gym, etc.
• Know and follow management company policies and property community policies.
• Performs duties according to industry standards...(OSHA) standards and company safety policies.
• Seeks opportunities to increase skills and expand knowledge base.
• Wears the required uniform and maintains a professional appearance at all times.
