WELCOME TO LENEXA, Roberts Fam! 🫶🏼 This is another move that’s been a couple years in the works, but we actually tried to sell ther Basehor home last year with no success! We timed that listing perfectly around school schedules, priced it well, and even had it under contract with a buyer who just changed their mind- It was SO defeating! This year was an entirely different story with so much interest they were able to negotiate an offer that was perfect for them, and these clients actually netted more $ now than they would have a year ago!

Their new home in Lenexa has so much charm and updates in the places it matters most, in a gorgeous subdivision close to popular Lenexa amenities, and overall a better spot for their current lifestyle. Bonus points- they get me as a neighbor just a couple mins down the road! 🏘️

While we accepted the L last year, I think we made up for it this time around! This family is landing exactly where they are meant to be, even if it didn’t feel like it at certain times. CONGRATULATIONS to Pipers newest residents! This move has been two years in the making, they had their fair share of concerns about the market or timing issues along the way, but is there ever a perfect time to buy or sell?!

These clients bought their first home with me almost eight years ago and that house served them well in that time but they were due for their “grown up house”. Something new/almost new, with room for the whole family + grandpa to have his own living space. That perfect, brand new, “grown up house” came our way and the builder was nice enough to give us a long closing date ✨WITH A CONTINGENCY✨ that wasn’t even on the market yet!

With perfect pricing, marketing, and a couple repairs to make it sparkle their home only spent 48 hours on the market with 25 showings and 3 offers. My phone never stopped ringing, for days before this house hit the market! With a strategy like this, we felt like we had total control asking for certain terms and a longer closing date.

The cherry on top was a builder who wanted this home to be perfect for them- he graciously installed a radon mitigation system, garage door opener, fence, and made several other inspection repairs for us. Move-in ready doesn’t even do it justice, this is a lifelong home for this family!

Such a huge accomplishment with this one, I hope everyone is so so happy with their purchase and they spend many happy years in this home! 🤗🤗✨

I had the privilege of helping Chuck buy this home back in 2017… when Basehor was just a little blip on the map, Patrick Mahomes hadn’t started yet for the Chiefs, Sporting KC was brand new, and we all watched the solar eclipse with those funny little glasses! Today, I had the privilege of helping Chuck sell this home that he pours so much love and care into. Seriously, not a scuff on the wall, or a water mark in the shower, or a blade of grass is ever out of place at Chuck’s house! A dream homeowner for any Realtor and I was the lucky one 🙂

Working with family hits so much different 🤍

These two had quickly outgrown their first home and upgraded to a beautiful new build in a better location for their current life. What should have been a quick sale of their little house, turned into us being on and off the market three times before a buyer made it to closing- we even had multiple offers the third time around! It was a very confusing rollercoaster of emotions but these two remained calm and took feedback seriously, going out of their way to make repairs for the next person who came along. I’m SO impressed by their motivation to get things done and hoping this strange course of events is a good luck charm in their beautiful new home❤️❤️ Congrats, Christian and Reid!

Hail yeah we survived another storm, Ellie didn’t think we were going to make it 🙂 Here are some things to check for while assessing any damage to your property:

🔦Point a flashlight at your ceiling to check for new leaks, make sure to look closely around can lights and ceiling vents!
🛠️ check for moisture in your basement. If you don’t have one already, go ahead and invest in a dehumidifier!
🏡 check outside for missing roof shingles, down trees, broken or detached gutters, anything else out of place due to strong wind or hail
🚗 cars parked outside may have broken glass or body damage, this isn’t house related but I do have recs for all types of car repairs!
➡️ take pictures of any damage you find, then reach out to insurance and a contractor! Do NOT wait for insurance to get back to you, get a contractor out there for a temporary fix ASAP!
