🏡📊 **KC Housing Market Update – September 2026!**
Hey, my peeps!!! 👋 Wondering what's happening with our Kansas City housing market? Here's the scoop, without all that real estate mumbo jumbo! 😉
🏡 **Average Home Price: $399,619 ⬆️ 7.7%**
Homes are selling for about 8% MORE than this time last year! Good news for homeowners watching their investment grow! 💰
📅 **Days on Market: 42 Days ⬆️ 7.7%**
Homes are taking a few days longer to sell compared to last year. Buyers have a little more breathing room, and sellers need to make sure their homes are priced right!
🏘️ **Homes Available: 2.8 Months of Supply ⬇️ 3.4%**
At the current pace, we'd sell through the homes available in about 3 months if no new homes came on the market. That's still a pretty tight market!
💰 **Asking Price Received: 97% ➡️ No Change**
On average, sellers are getting 97% of their ORIGINAL asking price. In simple terms, a home listed at $400,000 would sell for around $388,000.
🔑 **Homes Sold: 3,116 ⬇️ 6.7%**
Fewer homes sold this September compared to last year. The market is moving a little slower!
📝 **Homes Under Contract: 2,620 ⬇️ 15%**
Fewer buyers are putting homes under contract than this time last year. This could mean a slower pace of sales in the coming weeks.
🏠 **Homes for Sale: 8,832 ⬇️ 1.1%**
There are slightly fewer homes available than last year, so buyers still don't have a ton of choices!
❤️ **So, what's the BIG picture?**
Home values are UP - WOOHOO, sales are slowing down a bit, and buyers have a little more time to make decisions. This is a GOOD THING!!! Sellers can still do well, but pricing and presentation matter more than ever! 🔑It's PRICE, LOCATION and CONDITION!!!
