Three closings, three communities, three families starting something new.

This month took us from Kansas City, Missouri, across the state line to Shawnee and out to Tonganoxie. Different towns, different homes, different reasons for moving. But every one of these clients had the same thing in common: they knew what mattered to them, and they trusted us to help them get there.

That's the part of this work I love most. Not the sign coming down, but the moment someone realizes the plan worked.

Congratulations to each of you, and thank you for letting us be part of your story.

Thinking about a move of your own? Let's talk about what matters most to you.

🏡 JUST LISTED | 8108 N 9 Hwy, Kansas City, MO 64152
If you’re ready to stop renting and start thinking about a home of your own, this one is worth a look.

This 2-bedroom, 2-bath home has been freshly painted and offers a great layout, plenty of closet storage, a kitchen with appliances staying, washer and dryer hookups, plus a single-car garage.

Outside, you’ll also find a fenced yard, storage shed and covered patio — plenty of space to enjoy your new home inside and out.

And if the down payment is the part that’s been holding you back, don’t count yourself out. I may have some options that can help.

Anyone who's spent time around animals knows they have a way of becoming family. Ours greet me every morning before the sun is up, and I wouldn't trade that for anything.

That's why I'm proud to feature KC Pet Project as this month's Give Where You Live organization.

As Kansas City's largest no-kill shelter, KC Pet Project cares for the lost, the surrendered, and the ones still waiting for someone to choose them. They reunite lost pets with their families, help owners keep their pets through hard seasons, and match homeless animals with the people who will love them next.

When one of my clients closes, a donation goes to KC Pet Project in their name. It's one small way to say thank you, and to invest in the community we all call home.

If you've been thinking about adopting, fostering, or volunteering, this is your sign. Learn more at kcpetproject.org.

Fall changes more than just the leaves — it changes how a home shows.

The light shifts earlier, the yard needs a little different care, and buyers walking through are picturing themselves settled in before the holidays. A few small touches can make a real difference:

Let in the natural light — open blinds and turn on warm lamps as daylight fades earlier
Clear away fallen leaves and tidy the porch — it's often the first impression
A little warmth goes a long way — think cozy, not staged
Fix the small stuff now — a sticking door, a burnt-out bulb, they add up in a buyer's mind

None of this has to be complicated. It just has to feel lived in and cared for. If you're thinking about listing this season, let's talk through what your home actually needs.

Good morning, friends.

No riding today — we got a beautiful inch of rain overnight and I am not complaining one bit. Out here, rain is never something we take for granted.

I stepped outside for chores this morning and just had to stop and listen. The birds, the breeze, the quiet — it's the kind of morning that resets you.

While I was out there, something's been sitting on my heart. There was a time when a person's word was the contract. A handshake meant something. Lately I've had a reminder that not everyone sees it that way anymore.

So here's a question for your week: when you give your word, does it still mean something? I hope so. That's the kind of person — and the kind of people — I want around me.

Have a great week, friends.

Every fall, I hear the same thing from buyers: "we'll just wait until spring."
Sometimes that's the right call. But a lot of the time, it's just a myth talking — not a real reason.

The buyers who stay in the game through the holidays usually end up glad they did. Less competition, more motivated sellers, and room to actually think instead of racing the next twelve offers on a house.

If you've been sitting out because of something you heard rather than something that's actually true for your situation, let's talk it through. No pressure — just clarity.

Davey's three, which in horse years is about nine or ten. Mischievous, curious, into everything he shouldn't be.

The gate survived the night. But this cone got picked up and carried clear across the arena, and my Walmart star got dragged right through — which tells me somebody didn't feel like picking up his feet.

Sound like any kid you know?

Anyway. Just a funny one for your morning. Have a good one.

Out early with Davey, beating the heat.

We're working on rounding his back and carrying himself well over the poles. It's not flashy work. It's the kind of thing that takes a hundred quiet mornings before anybody notices a difference.

The boys were turned out here overnight and moved my star and knocked a cone across the arena, so before we could start, I had to get off and put it all back where it belonged.

Same thing happens in a transaction. Something gets knocked out of place, and somebody has to notice and fix it before you can keep moving. That's the part of this job nobody sees.

Hope you all have a good day!
