The kids are back in their routines, football season is underway, and we're settling into fall here in Kansas City. ๐Ÿˆ๐Ÿ But one thing we're reminding our Real Estate Family is that the housing market doesn't stop when summer ends!

September's numbers tell us a lot about what's happening.

We're continuing to see price improvements, and buyers are being more selective. But that doesn't mean opportunities have disappeared. It means we need to pay attention to what's happening with each individual home.

RJ had a very specific reason for moving from St. Louis to Kansas City: โ€œIโ€™m up here to be the cool uncle.โ€ ๐Ÿฅฐ His sister and her husband had welcomed a baby girl, and he wanted to be close enough to be part of her childhood. He pictured a home where his niece and the whole family could come over, have fun, and make memories. After almost 10 years since buying his first house, though, getting back into the homebuying process felt a little overwhelming. His sister and parents had both worked with Brenda on their moves here, so he knew who to call. ๐Ÿก

We started with a virtual tour while RJ was still in St. Louis. That first home didnโ€™t work out, but the next one became his. Along the way, we talked through neighborhood differences, pricing, and what the homeโ€™s value looked like beyond the swimming pool so he could feel comfortable with his decision. We helped with utility contacts and kept him updated as closing approached, and RJ shared that his new pool liner came at no cost to him. His description of the experience? โ€œSuspiciously smooth.โ€ ๐Ÿ˜‚ Weโ€™ll happily take that!
