My closing earlier this week definitely felt like a major God Wink (or good karma if you are not religious!) 💫 When former coworker Jenn reached out about her family relocating to Kansas City this summer I was so thrilled to help! During a trip to town, she and her husband Matt saw several homes with me but this one was THE ONE!!! 😍 unfortunately 6 other buyers felt the same and we were in a bidding war. A cash offer beat us out and we were heartbroken. One of Jenn and Matt’s children has a rare disease that includes mobility restrictions, and this home was such a good fit for their needs. We saw a few more properties before they left but nothing worked. Fast forward 1 week and the listing realtor calls me - the cash buyers 💰 are backing out! They already did inspections and the reports looked great. We couldn’t believe our luck 🍀 We were able to negotiate everything up front and secure their dream house! 🏡 It truly felt meant to be. We had such a smooth transaction the rest of the way. Now Jenn and Matt have a home with the perfect 4 seasons room for their daughter, a full basement with plenty of room for their son, 10 minutes from Jenn’s work, and we are all so happy! Congratulations to my buyers Aleeza & Kevin on their Lenexa closing this week! 🎉 Every closing is different and this one had a few twists and turns - a bidding war (we won!), then negotiations in inspections (happy with the results), then - SURPRISE 😮 - a shockingly low appraisal that made NO sense! With the help of another ROCO realtor who is a licensed appraiser we submitted a rebuttal and for the first time in my 8+ years the appraiser recanted and went up by $10,000! This is SO rare appraisers almost never adjust! We were able to renegotiate the rest and made it to the finish line 🙌🏻 I am so happy for my clients who can now walk to all the amazing restaurants, shops and rec activities at Lenexa City Center!
