Downtown has a lot of major projects in the early planning phases. These are just 3 of them. None of them have financing plans in place yet and the Barney Allis Plaza replacement is estimated to be over $110 million alone. Barney Allis is something the city will have to deal with no matter what due to it’s condition. On the bright side it may offer the opportunity for a future high rise residential or office building in addition to the park and garage. Decking the South Loop is the 2nd project on this list and probably has the most potential to improve downtown. This has been talked about for years and would cover the gaping scar of the interstate that has divided the Crossroads District from the Central Loop. While this too will be an expensive project ($200 Million+) it has the potential to reunite a large section of downtown. The Deck also has the potential long term to be least impactful on the city’s balance sheets and the already stretched thin Parks & Recreation system. It’s long term maintenance needs could be covered by a neighborhood CID encompassing the surrounding properties and stakeholders. Finally the 3rd project on this is the Buck O’Neil Bridge preservation and conversion into a linear park. While I applaud the desire not to destroy what can be saved and put to new use. It’s hard to find where this will be viable project both in function and long term cost. The current bridge has exceeded its life expectancy long ago which is why it’s replacement is under way. For the Buck O’Neil Linear Park to be viable, a separate foundation or trust would need to be established to fundraise and facilitate its long term maintenance needs. That’’s in addition to the initial estimated $50 million it will cost to convert the structure. There are also questions of the functionality of a Linear Park in that location as well.

DON'T FREAK OUT! It's that time of year again. I have a few dozen properties that I specifically track values for every year. Most of them went up again this year and a few surprising ones went down. That said, EVERY ONE OF THEM, I TRACK IS STILL BELOW MARKET VALUE! Some by just $10-20K. A good number are still under by over $100K, while the rest fall some where in between.

The Kansas City area just wrapped up another crazy weekend and month in real estate. Here is just a few examples how crazy the market currently is in NE JoCo on this Monday morning.
-There are currently ZERO active listings available in Merriam.
-In Roeland Park there is only ONE active listing. While neighboring Westwood has Three.
-Mission has 6 active Listings but, I expect that number to decline by at least half before the end of the day.
-North Overland Park only has Three active listings between 47th & 75th Streets. Of those 3, one of them is being advertised as a possible teardown. While another is a nearly 3800 SQFT estate home offered at $749K
-Meanwhile Prairie Village has 29 active homes with 18 of those being new construction homes of varying types starting at $630K (Most are $900K+)

It's incredible how much this could change this stretch of Troost Avenue.  This is a massive project that will help save...

It's incredible how much this could change this stretch of Troost Avenue. This is a massive project that will help save some of the most endangered buildings in KC including one of my favorites, the Firestone Building on Linwood. The amphitheater looks like a great amenity for the whole community. Let's hope it makes it into the final project.

I've spent some time at the Airline History Museum over the years. It's one of those places that is truly in another time. They have some very interesting planes and displays. It's also been a popular venue for private events over the years. Most events held there were very successful with the big exception being the infamous NYE Party which we all know wasn't the muesuem's doing. Let's hope this gets worked out to keep the museum in place. It would be very sad to lose another educational amenity in the downtown area. KC's Arabia Steamboat Museum is already scheduled to relocate out of KC in 2026 when it's current lease with the city expires.
