Never pay upfront
Always escrow funds
Use a phased draw down schedule with inspections
Or... buy properties that don't need renovation. That's what we do now.
Sure, we're 'leaving profits on the table'. But after our experiences over the last 10 years, I'm happy to make that trade for lower risk and peace of mind!
I know what I'm getting, and I can vet for quality, condition, and as-is value.
It's not sexy. But it works!
