But some of the best 'on-paper' cash flow deals are the absolute WORST kind of properties to own!

Cash flow is just one piece of the puzzle.

And it isn't there to buy lunch and handbags. It's there to pay the mortgage and maintain the asset.

Cash flow solves problems.

In all seriousness, a lot of these wipes say they're flushable, but this is the reality!

You can't blame someone for just following the instructions on the packet!

Best thing you can do as an owner is have your property manager be clear about this kind of thing during the move-in walkthrough, and build a tenant-caused damage clause into your lease agreement.

πŸ πŸ‡ΊπŸ‡Έ If you don't maintain the major systems, they'll fail, and that'll cost you a ton of money in damage, replacements, and lost tenants/rents.

For about $1,200 to $1,500 per year you can get everything inspected and serviced.

βœ… Plumbing
βœ… Electrical
βœ… Roof
βœ… HVAC
βœ… Water heater
βœ… Deferred/unreported maintenance

You might think that's throwing money away. But trust me, after owning and managing over 120 rentals at one point, preventative maintenance will save you literally tens of thousands of dollars and a world of headaches!

Cathing that little water stain early will save you a $6,000 ceiling collapse and a lost tenant.

Servicing the furnace and HVAC annually, and draining the water heater, will extend their useful life by up to decades.

If you want your major systems to last their full useful life, and your tenants to stay in your properties, you're going to have to pay to maintain them!

If you skimp on preventative maintenance, you're literally stepping over $100 bills to pick up pennies!
