That storm last night was a good reminder — a little maintenance now saves a big headache later. Here are tips to keep your basement dry before the next one rolls through:

• Clean your gutters — water pools right at your foundation
• Extend downspouts 4-6 ft away from the house
• Check that the ground slopes AWAY from your foundation
• Seal any visible cracks in foundation walls or floors
• Test your sump pump (and consider a battery backup!)

A dry basement isn't luck — it's maintenance.

Homes are averaging about 36 days on the market
Sellers are getting close to full asking price — about 98.8% on average
Most of the metro still favors sellers, though a few neighborhoods are starting to balance out.

We were a part of the .1k Race, a short (and fun) fundraiser for Kansas City Hospice, put on by Patrick's Bar & No Grill in Waldo. Grateful to have been a small part of it.

Yesterday we got to be part of something special.

We were a part of Patrick's Bar & No Grill's .1k Race, a (very short, very fun) run that raises thousands for Kansas City Hospice.

It was a great reminder of why we love KC — neighbors showing up and supporting a cause that means so much. Grateful to have been a small part of it.

Thanks to everyone who came out and gave back to today.
