🏡 July Market Update: Clay & Ray Counties
The market looks a little different depending on which side of the Northland you’re shopping in.
📍 Clay County
• Median price: $345,000 year-to-date, up 3%
• Homes averaged 40 days on the market
• Inventory was down 20.1% from last July
📍 Ray County
• Median price: $254,000 year-to-date, up 1.6%
• Homes averaged 55 days on the market
• Inventory was up 15.3% from last July
What this means: Clay County remains more competitive, while Ray County is giving buyers more choices and potentially more negotiating room.
Mortgage rates bounced around this week but ended close to where they started. This morning, one lender was quoting approximately 6.75% for a 30-year conventional loan. Rates vary depending on the buyer and loan details.
The Federal Reserve is currently expected to hold rates steady in September, but upcoming inflation and employment reports could change that outlook. The Fed rate and mortgage rates are connected, but they are not the same thing.
