FAQ:

Do you have rental restrictions?
Yes and No. Income limits are the TOTAL gross earnings of all persons in the household. There are homes at “market rate” which means there are no income restrictions, but there are also no rent restrictions.

What is the application fee?
A $25.00 non-refundable processing fee is charged for each adult resident. This fee is applied toward a Credit Report and a Criminal Background Check.

What is the deposit?
A $500.00 deposit or one month’s rent, whichever is lower, and a completed tax credit application is required to hold any apartment. Deposits will be refunded in the event the application is not accepted.

Do you allow pets?
YES! A $150 non-refundable fee (per pet) and a $35 monthly fee (per pet). There is a 25lb weight limit. All Deposits and Fees are waived for ESA or Service animals.

What utilities are included?
Water, sewer, and trash services are paid for by the property. The resident is responsible for their own electricity; the apartments are all electric.

What appliances are provided?
Each home is equipped with a refrigerator, dishwasher, microwave, and range. Laundry equipment is provided in each apartment.

Do you allow smoking?
No. Villa View Apartments is a non-smoking community.

Do you have parking?
Yes. Off-street parking is provided; verification of vehicle registration and parking permits will be utilized.

Villa View Apartments located at 1616 Hardesty in Kansas City, MO is now open! This mixed-use community brings much needed affordable housing and market rate apartments to an area of high demand. The community is partnered with the Guadalupe Center to bring affordable housing to local families and teachers. Residents have access to the Guadalupe Centers programs such as free adult education, health, and youth services provided by GCI.

Apartments include in-home washer and dryer, ceiling fans, fully equipped kitchens including microwave and dishwashers. Several apartments include audio enhancements and handicap accessible features for those in need. All apartments offer a mixture of hard surface flooring with carpeting in the bedroom areas and window coverings provided.

Our community includes off-street parking, an elevator, a rooftop terrace and a community room. A package delivery center, bike racks, and on-site management staff are also found in the community. Small pets are welcome, and Villa View is a smoke free community.
