When England's Men's team set up their World Cup base right here in our community, their Technical Director wrote a public thank-you letter to Kansas City before they left. And reading it as someone who lives here, works here, and helps people put down roots here โ€” it captured something I try to explain to every buyer.

He wrote about the patience of drivers stopped by the motorcades. The signs on the path wishing them luck. Sharing the pickleball courts, the pool, the walks around the lakes, and cycling past our kids on the way to the ice cream parlor. The line that stuck with me: turning off Rosewood Drive at the end of an exhausting night and knowing, in his words, they were "coming home."

That's the thing about this place. The coffee shop, the park, the ice cream โ€” that's Meadowbrook, right here in Prairie Village. The warmth he's describing isn't a slogan. It's just... us. ๐Ÿ’™

Before I show a single listing in Leawood, Prairie Village, Mission Hills, Overland Park, or Olathe, I have a conversation that most buyers in this market have never had with a real estate agent. ๐Ÿก

The Kansas City metro on the Kansas side is a genuinely excellent market for families, and the buyers who do best in it are the ones who arrive with clarity about what they actually need from the community they're moving to, not just the home.

Credit where it's due: Pizza 51 at 51st and Oak near UMKC. If you're feeding a crowd, this is the move. The pizzas are GINORMOUS and nobody blinks when you walk in with a table full of loud twelve-year-olds. ๐Ÿ“š
