Not all moisture issues are obvious.

During a recent home inspection, I observed a crack in a poured concrete foundation wall along with moisture staining. Although the exterior conditions were dry at the time of the inspection, a moisture meter detected elevated moisture levels within the wall.

Not every foundation crack indicates a structural problem, but when elevated moisture is present, it's important to determine the source and address it before it leads to larger concerns.

A thorough home inspection combines a detailed visual evaluation with specialized tools to help identify conditions that may not be visible to the naked eye.

Sometimes you don't realize how meaningful a conversation is until you think back on it.

Earlier this year, Dan Vick Team invited me to speak at the RE/MAX Heritage office. After the presentation, Pat Enomoto introduced herself and asked if I was related to Anna Mae Burns. When I told her Anna Mae was my grandmother, Pat shared that she began her real estate career in 1981 and always looked up to my grandmother. She described her as a top producer, a true professional, and someone she considered legendary.

Last week, I had the privilege of inspecting a home for Pat. It felt like things had come full circle.

As someone who has only been in the home inspection industry for a short time, it was incredibly meaningful to hear how my grandmother's professionalism and character left such a lasting impression. It reminded me that the way we treat people and the reputation we build can continue to make a difference for years to come.

Where does your water go?

One of the most common issues we find during home inspections is water discharging too close to the foundation.

In this photo:
• The downspout is not directing roof runoff to the splash block.
• The sump pump discharge should also carry water away from the home.
• Both can allow water to collect near the foundation.

A simple downspout extension or repositioning a splash block can go a long way toward helping protect your home.

As a general rule, we recommend directing roof runoff and sump pump discharge at least 3–5 feet away from the foundation whenever practical.

Sometimes the simplest maintenance items can help prevent much larger repairs down the road.

This boiler was one of the oldest heating systems I've inspected recently.

While I was unable to determine the exact age, it appears to be several decades old and was still operating at the time of the inspection. Older boilers like this are often known for their durability, but age alone can make future repairs and replacement parts more challenging to obtain.

One of the goals of a home inspection is not only identifying current concerns but also helping buyers understand the age and expected life of major systems so they can plan for future expenses.

This is a great example of a system that is functioning today but may warrant budgeting for replacement in the future.
