I turned down a listing a few weeks ago, and I was really sad at the time.

The seller explained everything he was going through, that he listed it a while ago and the agent couldn’t sell it, that he wanted to be done with the house, and that he wanted to get as much as he could at closing.

We discussed a plan, timeline, and how we’d sell it in today’s market. Everything was working towards a good direction.

But when we got to the price, it shook up a little.

We were off: The seller wanted more than $30,000 than what I believed the market would bear. Even if I found a buyer at his price, I didn’t believe that the house would appraise; which creates new problems. Our buyer pool would be limited to cash buyers or buyers willing to take on a significant appraisal gap.

So I told him. And it wasn’t what easy.

He said he wanted to work with me and asked if I'd go ahead and do it at his price; if I would have, I would've been wasting everyone's time.

I’d rather give you the uncomfortable truth on day one than tell you what you want to hear, earn your trust, take your listing, and then have that same conversation with you 60 days later.

We ended on a good note: that I’ll still be around in the future if anything ever comes up or if he needs something down the road.

He ended up listing with someone else at the price I didn’t recommend. It's been sitting for 45 days now.

I hope I’m wrong; because if I am, the market will prove it. Someone will pay it, it’ll appraise, and it’ll sell, and that seller will be satisfied and can move to their next chapter.

But if I’m right? We’ll know.

I’d rather not disappoint someone on the front end rather than sell someone a dream I don’t believe in.

Wholesalers will be required to present the disclosure to you 14 days before you accept their offer. (If you try to accept a deal today that closes in early September, they have to have you sign or title won't allow it to close)

Had a buyer call me this afternoon, and was really skittish on whether or not she should buy a house.

I like those types of calls.

We talked her situation over and there were a few hurdles: Credit issues, a current lease, and just started a new job this month. She was right; we both agreed that buying a home probably wasn’t the best move.

Could I have pointed her toward a loan program that doesn't look at credit or downpayment programs to help reduce the cost of entry? Maybe.

But if the monthly payment was going to stretch her budget too thin, that will end up creating new issues for her in a few months. So instead we talked about ways to improve her credit, build up savings, and what steps she could take over the next few months to be in a stronger position.

Sometimes the agent that just pushes you to move forward is just chasing a check at closing. You should work with someone who helps you make a plan so that when you buy you’re set up to enjoy it, not stressed out every day because of your mortgage.

The American Dream is a huge milestone, and there’s no shame in waiting until the timing is right. If you’re wondering whether now is a good time for you, let’s talk it over... even if the answer turns out to be “No, not yet.”
