October is starting with a market that is still moving, but not necessarily in a straight line.

Closed sales jumped significantly. Price reductions increased. More homes came back on the market. New listings declined. Pending sales were essentially flat, while days on market moved slightly higher.

That's a market where buyers are still participating, but they're making decisions carefully.

New listings jumped, average list prices moved higher, and more homes came back on the market. But at the same time, closed sales dropped, pending sales declined, average sold prices slipped, and homes are taking longer to sell.

New listings are up significantly. Closed sales are up. Pending sales are up. Average sold prices are essentially unchanged. Days on market improved, while price reductions increased.

The Kansas City real estate market continues to show some of the normal seasonal shifts we expect as summer winds down and we move into September. Compared to last week, new listings and average list prices pulled back, while closed sales remained remarkably steady. Price reductions increased slightly, and homes are taking a little longer to sell. At the same time, fewer homes came back on the market, which is an encouraging sign for the health of transactions already under contract.

A huge THANK YOU to everyone who came out to 3 Cans & A Good Time, brought food, dropped off donations, and helped us give back to families in our community!

Together, we collected an incredible 1,451 pounds of food for Mission Southside’s Backsnack Program. 🙌 While we didn’t quite reach our 2,000-pound goal this time, that’s still 1,451 pounds of food going where it’s needed, and that is absolutely worth celebrating. 💪

A very special thank you to Linda Wasoba for graciously hosting us at the beautiful Castle On The Prairie and helping make the evening possible. 🤍

And thank you to Smokin' J's for an amazing set and for bringing the perfect energy to the night! 🎶
