I assisted my boyfriend in purchasing our dream house. I was the buyers agent, I was with Keller Williams a wonderful company to work with since then I have switched to EXP to further my experience. We bought In March of 2021 a very competitive time. I had the contract ready for this house before we even seen it the first day it came on the market. We had fell out of escrow on a house previously and didn’t get into escrow on a few others. In the house we fell out of escrow with we were set on not going 10k over appraisal it appraised more than 10k under or asking and we didn’t want to pay more than that being hour drive away from work too. So it was the best rejection ever and remember rejection is Gods protection. We got this house less than the house we fell out of escrow with this house was better all around location, house quality and character modern cabin style, amazing for entertaining friends and family and to just staycation home vibes with huge master bedroom walk-in closets whirlpool bath tub beautiful serene green mature landscaping yard and pool with an abundance of avacados, pomelos, oranges, fig, papayas, mango, banana trees, lilikoi, edible vines and w**ds lol That I like to eat I call it Hawaiian w**d soup, so I’m passionate about plants like that, beautiful views of the ocean and chinamens hat, balcony, solar panels a roof you can walk on with a warranty that was one of my wants that I didn’t think was obtainable, breathtaking sighs of relief eyeing all the beautiful views around, away and to and from home. Any ways I want to SHARE we offered 50k over asking another house similar in same street with no pool recently sold 200k over our price that is a trend here people are going 200k over asking we also got 15k credit back from the seller at close of escrow, for jaime to use however he wanted, also he had no closing cost but that’s because he took a slightly higher interest we were ready to pay 25k over appraisal, but we didn’t have to because the house appraised much more over what we offered in this competitive market, with higher market value than appraisal as well, all’s I can say is we lucked out but also because I was smart and balanced in negotiating to make it all happen.
