Buying a home in Hawaii feels out of reach for a lot of local families. Reina Miyamoto of the Hawaii HomeOwnership Center joins Adrienne Lally and Attilio Leonardi to explain what first-time buyers can actually do about it, starting with education that costs $10 out of pocket with a Realtor referral.

What is the Hawaii HomeOwnership Center? A Hawaii nonprofit that prepares people for homeownership through classes, one-on-one coaching, and post-purchase support. It does not sell homes and it does not lend money.

What does it cost? $75 per buying unit. If a Honolulu Board of Realtors member refers you, HBR covers $65. Your cost is $10. Use Adrienne Lally and Attilio Leonardi as your referral source.

What do first-time buyers get wrong? How much cash they need to close, how a lender calculates what they qualify for, and their credit score. Buyers in the mid to high 600s often assume they're disqualified when they're not.

What if you already own and can't make payments? HHOC counsels renters and owners facing hardship. They don't pay your mortgage. They build a crisis budget with you and connect you to resources.

What is a home in Waianae selling for right now? 87-209 Helelua Street #3 just closed at $327,000, full list price, and it recorded right on schedule.

The sellers trusted Alesia Borja and Angela Bryant with their home, and the two of them delivered exactly what they said they would. This was the fifth closing Alesia and Angela have done together. Five times splitting the listing and buyer sides, staying in constant communication, and working through the moving parts without anything falling apart in the middle.

Housing instability in Hawaii doesn't stop at one household. This Saturday we're joined by Reina Miyamoto of the Hawaii HomeOwnership Center, a local nonprofit that has spent two decades getting Oahu families ready to buy. Born and raised in Honolulu, Reina came home after college in Boston and has been doing this work longer than this show has been on the air. She'll explain what the Hawaii HomeOwnership Center does, what it costs to enroll, and why the price surprises almost everyone who hears it. She'll also name the three things first-time home buyers get wrong before they ever talk to a lender. One of them involves your credit score, and if you're sitting in the 600s and assuming that disqualifies you, you'll want to hear her answer.

Reina will also get into the part most people don't know about. The Hawaii HomeOwnership Center works with renters and owners who have fallen behind on housing payments, and they stay with those families for as long as it takes. Adrienne and Attilio will ask her for a recent success story, and she has one about a couple in their 20s who bought with no help from family. 🏡 What changed for them was one sentence from an instructor. It's the kind of thing you assume you already know until someone says it out loud.

Multiple buyers raised their hands by July, which sent the property to highest and best. The last two weeks were the hard part. Lender timelines slipped. The closing pushed. A storm shut down state offices the day before recording was scheduled.

None of that ended up mattering, because Alesia stayed on the file until it cleared.

This is the fourth closing for Alesia and her buyer-side partner Angela Bryant. Sellers get Alesia through listing and negotiation. Buyers get Angela from first showing to keys.
