Last week I spend a full day in searching for insurance for a buyer ( to help find best rates )
Spoke to about 7-8 diff insurance brokers

Here is the scenario with my recommendations

1. Diff insurance brokers with same coverage a diff of close to $700-$800 per year in insurance coverages

2. Diff brokers -using same underwriters - one can cover wind and hail upto- min 2 percent( cannot cover 5 percent ) . Another one with same underwriter can cover 5 percent wind and hail . Could not understand logic - possible due to volume business

3. Cheapest was around $2100 and max around $4000 . Coverage limits not much different . However different underwriters . Went with $ 2100 with actual cash value of roof ( higher risk )- roof is 7 years old so willing to take a chance .

4. Lot of insurance cos started to send inspectors to inspect houses before coverage

5. Changing policy every year with diff cos is highly recommendable .

6. There are cos which are specialized in landlord insurance only - may be a bit cheaper
But may not cover home owners policy

It’s eye opening when you dig in far enough and talk to several people and get quotes and see such a huge fluctuation in insurance premiums . It’s a full time job to get right coverages but you need to put in the work

You have to evaluate your age of roof and then take wind and hail accordingly 2 percent or 5 percent deductible . I am fine with 5 percent as long as have decent coverage on other areas Ie replacement value . Roof - this time I took actual cash value - yes higher risk but with 2.5 yrs of insurance premiums I can change the whole roof by myself .

Don’t just depend on one company and get 8-10 diff quotes and talk to as many realtors you can and get tons of referals on insurance name and numbers and tell them where you need to be on insurance premiums. I am surprised started with 4000 and ended up at 2100 but yes had to give in a lot

May have to keep doing this exvercise more often with the ever changing world of insurance

Did something new in my Owner Finance sale this time . Have never done or thought before as how good a deal can be created when buyers have less down payment but are good buyers and need the house and you can literally can close in less than 10 days with a RMLO evaluation. Thanks to American Title - Veronica Martinez and Erika Basurto ( my dear friend ) for coordinating it .
Implemented a deferred principal down payment only along with PITI monthly escrow for 2 months in order to fit in with there cash in hand for down payment and still got what I wanted ) Got them the dream house they wanted when bank won’t qualify them . Example - I wanted 20 percent down firm and they had 12 percent down . I did not want to loose good buyers .In this case a deal cannot be done . I put a 4 percent deferred principal down payment for each of the next 2 months to make up for it . This got them the house now while it reduces there monthly mortgage in next 2 months with the principal pay down Got the deal closed . Just a little thoughtfulness and structuring the deal right can still make a No to Yes even in this market scenario.

Thank you to Maria Isabel who took over the property - my pool house in Conroe- Airbnb and made it look like an impressive home . March and April were tough months while we were relaunching our Airbnb . She is a hard most hard working person one can find , resilient against obstacles , very caring and professional and all the hard work is paying off this month/ while we achieve 80 percent occupancy this month or probably more as we are awaiting few more . She is very detailed oriented and pays particular attention to cleaning . I hope we can continue to get high occupancy and good reviews . Your credit was overdue and I applaud you for all your support which came at much needed time

Long wanted to buy an investment property Ocean view in Galveston and one block from seawall .
Finally closing it with my partner in crime Sir Paul Church 😀
Can’t be a better Father’s Day gift as we are clear to close on this
It took close to 5 months to clear title and 100s of messages and emails .
The house is 1979 sq ft ( 3/2 ) and also has a garage apartment 600 sq ft plus ( 1/1 ) - possibly may convert to 1.5/1 or 2/1 if possible

Beauty is we can replat and sell as 2 diff houses ( survey to replat in hand ) or just sell after fixing the whole thing together .

Drum rolls begin in 2 weeks - and we bring to life this beautiful vision by hopefully Mid - 3rd week July . Can’t wait to see the final outcome
We are also making offers on neighbors property - Best location in Galveston guaranteed .
