I pulled up the map of my last 50+ sales on HAR and had to smile.

From established Houston neighborhoods to Katy, Fulshear, Cypress, Magnolia and communities beyond, no two moves have looked exactly alike.

Different homes. Different price points. Different reasons for moving. And that’s probably the best representation of how I approach real estate.

I don’t believe there is one “right” way to buy or sell a home. My job is to understand your finances, your priorities and what you’re trying to accomplish—then help you build the strategy that fits. Sometimes that’s a traditional sale. Sometimes it’s preparing a home months in advance. Sometimes it’s exploring alternative selling options. And sometimes it’s finding the overlooked house with the potential to become a really smart buy.

The price of a home is not the same as the cost of owning it.

Here in the Katy and greater Houston area, two homes with similar prices can have very different monthly payments once property taxes, insurance, HOA fees, MUD taxes, and maintenance are considered.

I put together five numbers every buyer should understand before beginning a home search. Knowing these numbers early can help you shop with more confidence and avoid falling in love with a home that does not comfortably fit your budget.

Homeownership comes with expenses that don’t always arrive on schedule.

The A/C goes out. The water heater starts leaking. The fence needs repair. And somehow, none of it happens at a convenient time.

A good general rule is to budget about 1% of your home’s value each year for maintenance and repairs. That doesn’t mean you’ll spend it every year—it means you’re building a cushion for the years when several things seem to happen at once.

And if you’re thinking about selling in the next few years, keeping up with those smaller maintenance items can also prevent a much longer (and more expensive) repair list when it’s time to put your home on the market.

Save this one for your annual home budget—or send it to a new homeowner who might need it.
