The October numbers are in!

As we enter the fall season we are seeing a slight reduction in active listing inventory.

New listings for the month of October are down 5% from last year at this time.

Total listings is also lower than last year with about 3,000 fewer properties for sale.

Prices are up over $40,000 this month year over year, but we are slightly below our record setting June when the average price in Houston peaked at $399,510.

Inventory is still limited, and homes (especially those with pools) are still selling extremely quickly so if you have a need to buy or sell a home, please call us.

FULL July Stats Released by HAR

With 12,383 transactions closed in July,
this is the first time in almost a year
that we had a month where we didn't
outsell the same month in the previous year,
but thanks to the increase in home values,
our sales volume was still over 10% higher.

Inventory is still at historic lows with a 1.8 month supply of homes, meaning the market is still favoring sellers, with limited inventory giving buyers fewer options. If you've got a great looking house and its priced correctly, it will still move the first weekend.

The big story is our year over year increase
in the average Houston home value,
up to $389,197 vs $337,422 a year ago.
