Is now a good time to buy?

As of Tuesday, February 10, 2026, average mortgage rates are showing signs of stability, generally hovering near 6% for a 30-year fixed-rate mortgage. Rates have decreased significantly from their late-2023 highs of around 8% and remain at some of their lowest levels in the past three years.

As we head into Thanksgiving, I just want to pause and say how truly thankful I am for everyone who has supported my real estate journey this year — my clients, friends, neighbors, and this amazing community.

***Here is your October 2025 Market Update***

In October 2025, the Houston real estate market has seen a 5.3% year-over-year increase in single-family home sales, with median prices declining slightly by 2.1% and average prices rising by 2.0%. Inventory grew, with 5.2 months of supply for single-family homes, and homes spent an average of 55 days on the market. Townhome and condo sales also rose 4.0%, though their median price decreased 4.4%.

Single-family homes
Sales: Increased 5.3% year-over-year.
Median Price: Decreased 2.1% to $327,000.
Average Price: Increased 2.0% to $421,655.
Days on Market: Increased from 52 to 55 days.
Inventory: Expanded to a 5.2-months supply, up from 4.3 months last year.
