This client originally came to me through a referral when she was relocating from New Jersey to Houston.

Fast-forward when it was time to sell her parents' home back in Florida, she reached out to me and asked for guidance.

Two years ago, I represented these clients in securing a rental home. When they were ready to purchase, they trusted me to guide them through their next move, With their preferred location and priorities clearly established, we conducted a focused search and identified the property that best aligned with their goals after three showings.

Through strategic negotiations, we secured seller concessions for a rate buydown and multiple reductions in the sales price. When the inspection revealed mold, my buyers understandably had concerns. My role was not to pressure them to move forward, it was to educate them, bring in the appropriate professionals, and ensure the required remediation and clearance process was completed correctly.

Realtors… if you haven’t heard of .ai yet, you’re probably about to start seeing it everywhere 👀

I recently used it while attending a design center appointment for a client building with and the AI Voice Notetaker feature honestly made the process SO much easier.

Instead of scrambling to write everything down, I simply hit record while walking through selections and upgrades. Once I finished, the app generated a full transcript, summary, and detailed notes sheet I could immediately send to my client. 🙌🏽

And the comps feature? Game changer.

Because we’ve ALL gotten that random “What do you think my house is worth?” phone call while out somewhere 😂. Being able to quickly run comps from my phone and get a general idea of the home's value & email the report instantly has been incredibly helpful.
