I still believe real estate is one of the best ways to build long-term wealth.

But I also believe in showing the whole picture.

This is how one of my client's rental properties was returned after a tenant moved out. Yes, the tenant was screened. Credit was checked. Income was verified. Background screening was completed.

And yet, the property still sustained damage that far exceeded the security deposit.

That's the reality many people don't talk about.

Tenant screening is one of the most important steps you can take as a landlord, but it reduces risk, it doesn't eliminate it.

That's why I encourage every investor to have financial reserves. Repairs, vacancies, and unexpected expenses are part of owning rental property. The goal isn't to avoid every problem. It's to be prepared when they happen.

I share posts like this because my responsibility isn't to sell a dream—it's to help my clients make informed decisions and build wealth with realistic expectations.

Would this situation stop me from investing in real estate?

Not at all.

But it absolutely reinforces why preparation matters just as much as the purchase.

Realtors… if you haven’t heard of .ai yet, you’re probably about to start seeing it everywhere 👀

I recently used it while attending a design center appointment for a client building with and the AI Voice Notetaker feature honestly made the process SO much easier.

Instead of scrambling to write everything down, I simply hit record while walking through selections and upgrades. Once I finished, the app generated a full transcript, summary, and detailed notes sheet I could immediately send to my client. 🙌🏽

And the comps feature? Game changer.

Because we’ve ALL gotten that random “What do you think my house is worth?” phone call while out somewhere 😂. Being able to quickly run comps from my phone and get a general idea of the home's value & email the report instantly has been incredibly helpful.
