HOUSTONโ€™s rental market heated up in July. Jesus Saenz - Real Estate Agent & Ana Gabriela Peternell, tell you why: strong demand and plenty of inventory keeping things relatively balanced.

๐Ÿ  Single-family leases: 5,185 , up 12.1% year over year.
๐Ÿ’ฐ Average rent: $2,419 , essentially flat from last year.
๐Ÿ“ˆ Inventory: 9,832 active homes, giving renters more choices.
โฑ๏ธ Days on market: 37 days, up slightly from 34.
๐Ÿ˜๏ธ Townhomes/condos: 706 leases, down 2.8%, but new listings increased 8.5%.
๐Ÿ’ต Townhome/condo average rent: $2,060 , up 4.1%.
Bottom line: Demand is strong, but supply is healthy, so renters have more options and pricing remains relatively stable heading into fall.

So is the Houston housing market crashing?

NO. But the sellerโ€™s market we got used to is gone.

Buyers have choices again. They can negotiate. They can ask for concessions. And if they donโ€™t like your house or your price? Theyโ€™ll go buy the one down the street.

However, People are still buying!!
Houstonโ€™s trailing 12-month sales have essentially returned to 2019 pre-pandemic levels.
