Hawks Landing in Katy is moving slower, but that does not mean the neighborhood is dead.

With 8 active listings, 1 pending sale, 60 average days on market, and an 11.4 month inventory supply, buyers have more room to negotiate here than they did a few years ago.

The average sold price is still sitting around $470,000, so the demand is there, but sellers need to be realistic on pricing and presentation.

Fulshear is still one of the most interesting markets west of Houston.

With 655 active listings, 4.6 months of inventory, and an average sold price over $514,000, buyers have more options while demand is still holding strong. Homes are taking longer to sell, which means pricing matters, but this is still a market people are paying attention to.

Richmond buyers have something they haven’t had in years: leverage.

There are currently 1,396 homes on the market, giving buyers more choices and more negotiating power than we’ve seen in a long time. Homes are taking longer to sell, which means buyers can be more selective and sellers need to make sure they’re priced correctly from day one.

The Cypress market is starting to shift in buyers’ favor.

With 1,277 active listings, 4.7 months of inventory, and homes averaging 62 days on market, buyers have more options and more time to make the right decision. We’re no longer seeing the same level of competition we saw a few years ago, which means stronger negotiating opportunities for buyers who are prepared.
