I met with a seller yesterday facing an interesting decision.
He bought his home about a year ago and put nearly $100,000 into improvements. There hasn’t been appreciation, and he’s likely going to recover only about half of what he invested in renovations.
On paper, that looks like a $60,000 loss.
But here’s the full picture:
He has the opportunity to purchase 10 acres in a strong Houston-area location at a price that likely wouldn’t be available on the open market, especially without multiple offers driving it up.
When you view it as one combined move instead of two separate transactions, the math starts to make sense.
Land in the Houston area, especially in good locations, is getting harder to find at reasonable pricing.
