First contract falls through a week before closing due to unanticipated personal and grave reasons with the buyer
Second contract delayed closing for one missing item with the lender

BUT what made it excellent was all parties from the lender to the agents to the title company and the appraiser and especially my seller clients working calmly and quickly to resolve every issue that came our way.
