💰 你可能每年白白多繳幾百美元房地稅，卻不知道！

2026 年德州房地稅新制正式上路，許多屋主都能受惠，但很多人還不知道自己是否已經申請了 Homestead Exemption（自住房減免）。

🏡 一般屋主：
減免額從 $100,000 提高到 $140,000

👵 65歲以上或身心障礙屋主：
最高可享有 $200,000 的 School Tax Exemption

以 Harris County 一間估價 $400,000 的房子來說，新制度下可減少 $40,000 的課稅價值，每年有機會省下數百美元甚至超過 $1,000 的房地稅。

⚠️ 特別提醒：

近年德州開始加強 Homestead Exemption 資格審查，部分屋主可能收到 Appraisal District 的確認通知。如果沒有回覆，可能失去原本的減免資格。

另外，州長 Greg Abbott 目前也正推動進一步降低 School Property Tax 的計畫，未來德州屋主還有機會享受更多稅務優惠。

這次不想寫賀成交，想寫「阿嬤的愛」

今天陪著年輕女孩完成了人生第一間房子的交屋。🏡🔑

在整個找房，看房的過程中，這位阿嬤總是特別認真，從格局、採光、生活機能，到周圍環境，她都仔細地看、仔細地問。很多時候，我甚至覺得阿嬤比孫女還投入，一直跟我說這是她唯一的寶貝孫女，她一定要好好幫她找一間好房子。

這真得是網路上說的「阿嬤覺得妳餓」「阿嬤覺得妳冷」，阿嬤對孫女最深的牽掛。

今天站在交屋現場，看著阿嬤陪著孫女一起拿著鑰匙拍照，我心裡突然想起自己的阿嬤和奶奶。

想當年，我可是阿嬤和奶奶的大寶貝呢！❤️

小時候總覺得她們對我的好是理所當然，長大後才慢慢明白，那份愛有多珍貴。那種無條件的接納與包容，不管我做得好不好、成功還是失敗，她們永遠站在我這邊，這種無條件相挺給了我十足的底氣。直到今天回想起來，心裡依然是滿滿的溫暖。

恭喜孫女擁有了人生第一個家，也恭喜阿嬤完成了一個心願。❤️

房子或許是買給孫女的，但我看見的，卻是一份跨越世代、最溫暖的愛。

今天有雙蛋黃！🐣🐣

今天同一天成交兩間房子，好開心啊😁

一位是從加州搬來休士頓的客人，經過一段時間看房、比較，中間還到挫折，最後終於找到適合全家展開新生活的家。

另一位年輕人小男孩，買下人生第一間房子。看著他從擔心、猶豫，到最後拿到鑰匙的那一刻，真的替他感到開心。我可以感受到他父母以他為榮！

每一次交屋都有不同的故事，有人是為了新的開始，有人是完成多年的夢想。
