This week’s lake house update: we picked out our kitchen countertop slabs! We chose Calacatta Oyster, and I can’t wait to see these installed.

The tans, browns and blacks pull together the colors we have throughout the house and look so good with the honey oak cabinets we decided to embrace instead of paint over.

There’s something satisfying about keeping the character of a home and finding the pieces that make it all come together. Little by little, our vision is coming to life!

This week’s lake house update: the gazebo we almost tore down!

When we first walked through, my immediate thought was, “That has to go.” Thankfully, my mom had the brilliant idea to paint it copper. Now it’s the gem of our patio and one of my favorite transformations so far.

How much house can you comfortably afford?

A common guideline is to keep your total monthly housing payment around 28% or less of your gross monthly income, which is your income before taxes and deductions.

Remember, your housing payment may include more than principal and interest. You also need to consider property taxes, homeowners insurance, mortgage insurance and HOA fees.

The 28% guideline is a helpful starting point, but your other monthly debts, down payment, interest rate and personal budget also matter. The amount you qualify for is not always the same as the amount you will feel comfortable paying each month.
