What is one conversation buyers should have with their lender before they ever make an offer that can save them a lot of stress later?

Don’t just ask, “How much am I approved for?” Ask, “What monthly payment am I comfortable with?”

A few other important conversations to have:

✅ How much cash will I need at closing?
(Down payment, closing costs, reserves, and moving expenses all add up.)

✅ What could make my loan fall apart during escrow?
(Know what financial changes to avoid after you’re under contract.)

✅ What loan programs am I eligible for?
(You may qualify for programs with lower down payments, grants, or special incentives.)

✅ How much will my payment change with taxes, insurance, and HOA fees?
(The purchase price isn’t the whole story.)

✅ If rates drop later, what are my refinance options?
(A good lender should discuss both today’s payment and your long-term strategy.)
