Closing Day Recap!

A dear family friend reached out and asked me to help her relocate to the Greater Houston area — specifically Magnolia, TX — to be near one of her family members. She put her full trust in me, followed every step I recommended, and showed up ready to make it happen!

We found the perfect home on our very first day touring — but not without a lot of behind-the-scenes prep work to narrow down the best options. We initially offered on another property, but after the builder became unresponsive, we pivoted to our second choice… and I’m SO glad we did!

This home was actually my personal favorite — and it ended up being hers too! From the curb appeal to the stunning interior, it’s truly a dream home that shows like a model. And best of all, it’s close to the family she wanted to be near.

I got the call to list a home near Dallas in Lewisville, TX — but instead of listing it myself, I referred it to another amazing agent in my office!

The sale went incredibly smoothly — everything was timed just right. The sellers were super cooperative and even replaced the carpet before we hit the market!

Because they trusted our advice, priced the home right (which happened to be $30K more than what they originally had in mind), and made the right pre-listing updates, the home ended up with multiple offers — $30K over what they originally hoped to get!

So grateful for sellers who not only chose me to help guide them, but also listened and followed through with the advice of the listing agent. Teamwork and trust really pay off!

🎉 Closing Day Success! 🏡

A few years ago, this client reached out to me from out of state, looking to invest in Katy, Texas. I had the pleasure of working with him when he purchased this beautiful home in the sought-after Marcello Lakes neighborhood. Fast forward a couple of years: the home was rented out as an investment property.

Now, the time has come to sell and reinvest into new opportunities. After listing the property and spending a few months on the market, I’m thrilled to announce that it’s officially SOLD!

This journey has been incredibly rewarding—working with this customer as a buyer and then as his agent, landlord representative, and his listing agent. From rushing over to show him this home via video when it first hit the market to seeing it sold today, it’s been a full-circle moment.

The buyers had their eye on this house for a while, especially with its attractive price per square foot and its proximity to the neighborhood entrance, offering easy access to everywhere they need to go. The nearby walking trail also caught their attention. After sitting on the market for months, it became clear that despite previous renovations, almost everything needed to be replaced due to poor design choices.

The buyers were able to secure the property for about $80K under the original asking price, giving them some breathing room to move their family of seven into a home that’s close to everything they need after renovations. They are so happy they had the patience to get this deal! When they first made an offer on this house over three months ago, the price hadn't yet dropped three additional times. Since then, the sellers repainted the entire home, replaced the carpet and replanted all the grass in the front yard, so the buyers' patience truly paid off.

This experience is a great reminder that overpricing a home can lead to it sitting on the market for longer than expected. It’s also helpful to seek expert advice on design choices to avoid costly mistakes in the long run.

It was such a joy working with Dani and Mitch, repeat clients who have been an absolute pleasure to represent. I had the honor of helping them purchase their first home, and just three short years later, they entrusted me to rent it out for them.

Now, Dani and Mitch are earning income from their rental property and have moved into their new primary residence. A fun fact about their journey: we executed the contract for their new home on the day my newest daughter was born! Negotiating and finalizing the deal from the hospital was a first for all of us.

I'm thrilled to see them successfully turn their first primary residence into a rental property and move forward with their new home, which they can choose to sell or rent out in the future years to come.
