you start to notice the same mistakes over and over again.
Some are small oversights.
Others? Costly lessons that could’ve been avoided with one smart move.

Here are 10 things I personally avoid as a homeowner after everything I’ve seen in the real estate world:
1️⃣ No receipts = no value.
If you make a home upgrade, document it. Appraisers can’t count what you can’t prove.
2️⃣ Trim your trees.
Those peaceful limbs swaying over your roof? They’re a hidden hazard during storms—and a pest party invite.
3️⃣ Stay neutral where it counts.
I love personality, but hot pink kitchens or zebra-print walls? Not so much. Design for resale and joy.
4️⃣ Don’t run your dryer and leave.
You’d be surprised how many house fires start in the laundry room.
5️⃣ DIY electrical = 🚩.
It might seem like a quick fix, but skipping permits or hiring your cousin can backfire—literally and legally.
6️⃣ That drip? Handle it now.
Water waits for no one. What starts as a $10 fix can quickly turn into a $10,000 problem.

When we first started house hunting, my client told me,
“We don’t have kids yet, so the school district doesn’t really matter.”

I totally get that.
But here’s the thing most buyers don’t realize (until years later):
The school district always matters. 👀

Even if it’s not a dealbreaker now, it could be a dealmaker later.

Homes in strong school districts tend to:
