Thinking about buying a brand-new home in Katy, TX? Start with the map, not the model home. 🏠

Katy Reserve is planned for 548 homes. Construction continues within Sunterra. Katy Boardwalk Reserve is planned to bring 186 single-family homes near Katy Mills.

But those communities aren't interchangeable.

Before falling in love with a floor plan, investigate:

✓ Exact location
✓ Current school assignment
✓ Taxes and HOA
✓ Existing vs. planned amenities
✓ Surrounding undeveloped land
✓ Nearby development
✓ New construction vs. resale alternatives

Selling a home in Katy this fall? The disclosure paperwork changed.

Texas updated the Seller's Disclosure Notice in 2026, and it now asks about several things it never used to:

- Insurance, including whether you have been unable to insure the home
- Private roads you would be responsible for maintaining
- Aboveground storage tanks
- Conservation easements

Plus a brand new groundwater and surface water rights disclosure that became mandatory July 1.

Here is the part that catches Katy sellers most often though, and it is not even on the form: the MUD notice. If your home is in a Municipal Utility District, and a lot of Katy homes are, that is a separate written notice with the district's current tax rate and debt information. If it does not get delivered, the buyer has a legal right to terminate and get their earnest money back.

My honest advice after watching a lot of these: fill out the disclosure BEFORE your home goes active, not the night an offer shows up. Pull your permits, invoices, insurance claims history, and elevation certificate, and answer from the records instead of from memory.

A complete, documented disclosure is not a liability. It is one of the most persuasive things in your file, because it takes "what are they not telling me" completely off the table.

Katy sellers: the most common way to estimate your proceeds is also the most inaccurate.

Sales price minus what you owe. That skips the biggest line on many Katy settlement statements.

Texas property taxes are paid in arrears, so when you close mid-year you settle your portion of the current year right there at the table. Add a MUD levy on top of county and school rates, which describes most Katy neighborhoods, and a fall closing can put a five-figure credit on the seller's side.

It is not an extra charge. It is your own tax bill, paid early. But it comes out of your check, and almost nobody plans for it.

Also worth knowing: HOA resale certificate and transfer fees are a real Katy line item, and one cost actually went down this year. Texas reduced title insurance basic premium rates 6.2% effective March 1, 2026, and because the state sets that rate, it is the same at every title company.

Not necessarily.

One of the biggest misconceptions sellers have is that an inspection report automatically becomes their repair list.

It doesn’t.

The buyer decides what, if anything, they want to request after reviewing the inspection and completing their due diligence.

Once a request arrives, sellers should look at the entire transaction before responding:

✔ What is being requested?
✔ How significant is the issue?
✔ What does the contract already require?
✔ What concessions were already negotiated?
✔ What are current market conditions?
✔ What outcome makes the most sense for the seller?

If repairs are agreed to, the Texas contract also contains specific requirements involving completion and documentation of that work.
