When you see “home prices are down,” check the dates being compared.

Platte County’s middle sale price was lower this August than last August. But when all sales from January through August were considered, the middle price was higher than the same period last year.

That’s why I look beyond one headline before discussing what the numbers mean for your plans.

The market is definitely changing, but the latest numbers tell a much different story than some of the headlines.
🏠 About 3.5 months of inventory
📅 Around 45 days on market
📍 Roughly 11,600 active listings
💰 Sellers are still getting around 99% of list price
Buyers have more time and more negotiating power. Sellers have to be more realistic about pricing. But this isn’t a crash, and the numbers don’t point to a true buyer’s market.
I’ve said it before: buyers think it’s 2008, sellers think it’s 2022. The truth is somewhere in the middle.
We’re seeing something we haven’t had in a while: a more normal real estate market.
