Are you ready?? I know Franklin sure is!! Beyond excited to roll this out at last as the City of Franklin is nearing completion of their own project which has resulted in the resurrection of the their historic Hutchins Building into the new Marcellus Flats!! And has been brought on to help manage these wonderful new units. This new space features 8 new apartment units (6 2nd floor, 2 ground floor) with contemporary finishes, spacious 12’ ceilings and hard plank flooring in main common area, and carpet in bedrooms. Ceiling fans in both kitchen/living space and each bedroom. Kitchens feature generous storage with built-in pantry cabinet. All appliances, including dishwasher AND washer and dryer unit provided. Zu Haus Flats Apartment Opening! November 2nd

We will have one of our 2 bed 1 bath units opening up in November! This is Unit 203. It’s a 1110 sq ft unit with an open floor plan and is accessed via the East entrance of the building.

Completed in March of this year, 203 has a lot of unique features including exposed brickwork, exposed wood beams, and a modernized skylight original to the building. 12’ ceilings and 9’ foot windows along the East side looking out towards the square make for a spacious feel and a lot of natural light. The unit includes stainless steel appliances and in unit laundry tower, under cabinet lighting, individually mini split climate controlled spaces, and a large kitchen area.

Rent is $1400/month which INCLUDES ALL UTILITIES AND FIBER INTERNET.

We are pet friendly as well!

On site mailbox and package drop off is also available.

Community Feedback!

Hello!! We are exploring options for the large basement of Zu Haus Flats and have been considering adding a small fitness space. We have been talking with a commercial equipment supplier to look at getting new equipment that is multifunctional and will help us maximize a smaller space. It would be 24/7 access controlled. We are still discussing membership rate and how large to make this depending on feedback and interest. More interest, we’ll make it a bigger space. So let us know your thoughts!

UPDATE! I did learn that at this time a publicly available wellness or fitness center is not planned for the new hospital.

Alright I made an odd discovery this morning and while this is probably a shot in the dark I figured I’d share it and see if anyone knows anything. There was an odd “lump” of concrete that’s been in the basement of Zu Haus since we took over the building. I finally decided to get rid of it as it was in the way of a new wall. Instead I find it’s a thin cap of concrete poured over rubble. I know for a fact when I dug footings on this side there was no rubble under the old concrete, just clay. It struck me as odd. I dug more and hit this. A single gear, laid atop and stuck to a block of concrete below it perfectly center in the hole. This had to have been deliberately placed likely during the construction of the back addition as all that concrete has rubble under it in the basement, whereas the front half of the building had none. So it begs the question, why???? Why break concrete, dig a hole, and set this gear in concrete only to cover it up??? I’m absolutely enthralled by this at the moment so if anyone knows of some old building practice where they’d have buried a gear, perhaps like breaking ch*****ne on a ship when it’s completed? No idea but I have a new collectible that I’m adding to our saved items.

Afternoon! We are posting to share that one of our 2nd floor two bed, single bath units will be coming available in September! This is unit 204 which is accessed via the exterior staircase behind 52 Taphouse’s b**r patio area. It is 1008 sq ft and construction was completed in February 2026.

This unit features high 12’ ceilings, a large open kitchen and living room space, 4 closets with two being walk ins, under cabinet lighting, direct fiber internet connections and WiFi, in unit laundry, and all new stainless steel kitchen appliances.

Rent is $1400/month and INCLUDES ALL utilities (trash, water, electricity, sewer) and fiber internet service. Parking is street side.

We ARE Pet Friendly and allow up to 2 pets.

A mailbox is provided in the building for all tenants.

Our building also houses 52 Taphouse on the main level with additional commercial amenities coming this Winter and next year.
