This one was such a great find for our buyers, but getting to the closing table took a little more patience than anyone expected! Some title issues came up along the way, which meant going through probate and extending closing by nearly two months. Our buyers hung in there through every delay, stayed focused on the end goal, and finally got the keys before the holiday season! 🔑💚

Sometimes getting to the closing table requires a little more than paperwork! 📝

With FHA, VA, USDA, and other government-backed loans, an appraisal isn’t only about determining the home’s value. The appraiser may also identify property conditions that need to be addressed to meet the loan program’s requirements, either by the seller or by the buyer.

Things like peeling paint, moisture damage, safety concerns, deteriorated wood, structural issues, or certain other property conditions can potentially require repair before the loan can move forward. And sometimes those repairs require a little ✨teamwork.✨

Over the last 3 days, we got a team together to get this home ready for our buyer’s financing, including painting the home and garage and helping remove a lean-to that had experienced severe moisture pe*******on and begun to rot.

Is swinging a hammer and picking up a paint roller technically in the realtor job description? Probably not. But getting our clients an accepted offer on their dream home and putting in work to get to the closing table is.
