True North Property inspections is pleased to announce we have teamed up with WB Treece Consultants of North Carolina, to bring a higher level of commercial building inspection to the New Hampshire, Massachusetts, and Vermont markets. No matter the scope of your projects, our inspectors use cutting-edge equipment and knowledge from years of field experience to deliver easy-to-read reports assessing the condition of commercial properties. For larger projects, like multi-location inspections across multiple states, we offer centralized coordination services that ensure consistent quality and a streamlined process.

PROPERTY CONDITION ASSESSMENTS (PCAs)

PCAs are part of the due diligence projects associated with purchasing commercial real estate. Commercial property and building inspections are essential for clients seeking to know the condition of a property or real estate they may be purchasing, leasing, financing, or simply maintaining. Our inspectors will inspect:
• Structural
• Mechanical
• Electrical
• Plumbing
• Building Envelope
• ADA Compliance

Facility Conditions Assessment

As an owner or operator, Facility Condition Assessments [FCAs] are valuable tools to help optimize and maintain the physical condition and value of your real estate portfolio. Our inspectors will conduct a thorough on-site inspection documenting the conditions and performance of your systems and equipment.
• Routine / Deferred Maintenance
• Remaining Useful Life [RUL] of Building Systems
• Overall System Performance
• Original Design Intent Compliance
• Compliance Code
• Compatibility with Contiguous Systems
• Capital Replacement Needs
• Prioritized List of Repairs

Triple-Net Lease

A triple-net lease inspection is a sort of lease inspection that is carried out in connection with a triple-net lease real estate deal. It can be done prior to, during, or after the lease and should be done for both the lessor and the lessee. A triple-net lease inspection is more frequently carried out on older buildings or long-term leases, but it can be beneficial for turnkey commercial real estate leases.
It is important to know that we conduct the assessment in compliance with the International Practice Guidelines for Inspecting Commercial Properties, which should ensure an open and honest inspection process and offer objective property information.
Our experienced, accountable, and trained professionals can inspect property portfolios, commercial buildings, commercial land, and environmental risk factors in various areas across the tri-state area.

We currently provide commercial building inspection and due diligence services for the following property types:
• Portfolio Properties
• Hospitality Properties and Portfolios

Here is a good example of why a home inspection is needed. I know it is a wood burning fireplace. but I am not sure growing your own trees in the chimney is a great idea.

Do you need sewer camera inspection? There are several factors that will determine if you should schedule an inspection.

1. Older sewer lines are more likely to be affected by tree roots and other problems that can develop slowly over time. If you have older pipes on your residential or commercial property, a sewer inspection done at least once a year can help spot potential issues sooner rather than later.

2. Regardless of the age of your pipes, we recommend a sewer line inspection every two years. We recommend this because over time tree root intrusion, sludge, or other debris build up over time and can clog your line.

3. When getting ready to move into a new home. When you're getting ready to purchase a home, a sewer camera inspection can give you some added peace of mind before you sign on the dotted line.
