Looking at Monadnock Market movement for Q1 in past years,
Median sale price pattern was 368k in 2024 and 425k in 2025, compared to 448.5k now.
Count Closed was 202 and 204, and we are just at 168 approaching Q2 this year.

Expecting Q2 and Q3 to bring more listings and higher average prices chasing the inventory uptick.

The Median Sale Price for a Residential class property (including Single Family Homes, Condos, and Mobile Homes) in January 2024 was $286,000. In January 2025 the Median Sale Price increased by 18.9% to $340,000. 12 Properties have sold so far in February with Median Price of $439,000, and there are currently 107 Active Residential Listings in ranging from $80,000 to $2,900,000.

Are you asking for my thoughts on buying a home? Here we go with a brief overview: Limited inventory, misinformation from AI, and greed are keeping prices high. Start looking at options right away so you will recognize a good deal when you see one. If it is a good deal, other buyers might be competing. If it has been on the market for a while then you might be able to offer less than asking. Borrow as little as possible. Buyer protections from unfair lending practice are at risk. They might be able to approve a loan that you can't afford. Make sure you can afford it before committing because otherwise you could lose the entire investment. You can usually get escrow funds back, if you withdraw the offer, as long as you follow the terms and dates of the Purchase agreement. Ask a lot of questions from your agent and your lender. There are different types of loan options and different lender specialties. It is worth having a Buyer agent. This is usually a different person from the Listing agent and they are obligated to represent your best interest. Usually the seller will contribute to the buyer agency fee but you will need to be sure to request this is in the offer. You can have your agent ask what the seller is offering for Seller-paid Buyer agency fees. I am licensed in NH and rules may be different elsewhere. An agent should disclose right away that they are an agent and offer you to sign a disclosure. This is not a contract, it explains different types of agency. It might be better to hire a Realtor member than a non-member because they are bound by a code of ethics. You can hire them for a short term to help you in your search and renew the Agency agreement later if needed. If you have family to help that is great! All the Best!!

In the first image, Listing Status is shown in stacked bars. In the second, I am showing the Listing status in groups to compare to the number closed in the previous 60 days to the sum of all Active and Under Contract. The third image is different, it is showing the inventory by Property Type instead of Listing Status.
These figures are based on the number of listings, not value.
