My friends over at CMG Financial pushed some numbers over showing interest rates for 6/30/2025 are sitting at their lowest levels in beginning of May. In fact, CMG tells me if they are locking in a rate for FHA clients, and a buyer requests a 3% concession to create a buy-down on the interest rate, the FHA rate could fall to 5.25%, and a conventional to 5.75%. We've not seen this possibility for quite some time! If you are not sure what a buy-down is or how it works, let's chat! It's easy for me to explain, or I can have my friend Patrick McCarroll over at CMG give you a call as well. The bottom line: It's a good time to be buying!

For those of you who are looking to buy in the DFW market - consider this (I'm a data guy who knows a GREAT data guy!):

In the past 408 months of DFW real estate, did you know that only 163 of those months qualified as a buyers' market? That's less than 40% of the time, and, has not happened since October 2011. And of those 163 months, 86 of them came from 1990 to 1996. Since 2000, only 72 of the 281 months were considered a buyers' market. That's 25% of the time, and all of which, came in the aftermath of the 2008 financial crisis.

What does this mean? It means, if you are holding out and waiting for prices to drop - statistically speaking it might be a long shot bet. The good news is inventory in the DFW Metroplex is up and is better than I've seen in the last 2 years. But, prices are not going down.

Talk to your lender, talk to me, talk to a real estate professional...but get as much data as you can to support your decision to either sit on the sidelines or go for it tomorrow. Don't listen to social media influencers, or otherwise. Find your experts and let them work for you!
