Silver Valley Rentals will NO longer be accepting renters with pets. If you have pets of any kind, please do NOT inquire about a rental. It has cost the company a huge expense installing new vinyl floors, removing damaged carpets and the rentals being vacant during the time of repairs. We will no longer take on the financial risk of having renters with pets.
Service animals of course WILL be accepted.
At the applicants expense, SVR will NOW be doing credit checks. Must have a credit score of 650 or higher.
At the applicants expense, SVR will NOW be doing background checks.
SVR will NO longer rent to tenants who smoke. No smoking (of any kind) will be allowed on the property. It is time consuming and tedious work cleaning up hundreds upon hundreds of cigarette butts.
Fires of any kind are NO longer permitted on any SVR property. It has destroyed lawns, the debris (along with burned cans and garbage) is generally dumped on the property.
Lawns are to be kept green and healthy and NOT used for parking. Consistent maintenance such as watering, w**d eating, mowing and keeping a tidy yard is required. We do NOT rent out apartments, we rent houses with yards, which means CONSTANT yard maintenance. If that is an issue, please do not inquire with us about a rental house. Should go without saying, NO dumping of any kind on our properties, which includes yard clippings.
SVR will NOW be requiring renters insurance paid in full at the start time of lease.
SVR will now be requiring in our contracts at the renters expense, a cleaning service to go through and do a thorough cleaning of the home upon move out. The rental should be restored to the same cleanliness as when the tenant moved in.
SVR will now be requiring a a professional lawn care service upon move out at tenants expense. This will also include the clean up of any debris, dog dropping or discarded cigarette butts, etc. Depending on the time of year, this also includes snow removal service of driveway, parking and sidewalks at time of move out, at renters expense.
Sorry, but we can NO longer work with renters on paying rent late. Rent must always be paid on time, if not, (after the 3 day grace period), a "3 day Pay or Quit" notice will be served immediately. We have quite a few x renters who each owe the company thousands of dollars, we can no longer afford the losses in trying to help out renters who can not pay rent on time, they just bail on paying back rents.
If there is a violation of the contract that the tenant does not rectify within a reasonable amount of time of the notice, a 30 day notice will be issued.
A $35 fee will NOW be charged each time a renter is notified more than once of the same violation of the rental agreement or served with any notices.
ATTENTION:
If any of the above is an issue, please save us both the time, do not inquire with us about a rental. This is a business which has monthly expenses to pay, due to being burned to many times, we now have to be strict and follow these guidelines. When properties are not being respected and not cared for, it causes us expenses that we are not able to recoup. We can not and will no longer absorb these expenses.
Consider how you would feel if people damaged something you owned, it is the very same principle. The floor was disintegrated from animal p*e, all carpets and padding had to be removed. Worst damage I have ever had in a rental.The house was vacant from July 5th until October, because it stunk so bad. Had to let it air out around the clock. Every day, I would treat the plywood floor 1 to 3 times and allow it to dry out (in between treatments) with fans everywhere and all windows and doors open. Some days i would use vinegar and baking soda, other days ammonia with water, or bleach with water, or peroxide and baking soda... it took over 90 days to get the awful stench out of the home. All walls were scrubbed also. $2,100.00 lost in rent at $700.00 a month. A security deposit does not go far. Because of this, there are many new requirements and restrictions with future renters, such as, i will NO longer allow pets (service animals only), much larger security deposits, good credit score, renters will have to pay for credit/background checks, NO smoking on premises period, renters insurance, a professional housecleaning service must be hired upon move out.
