Anyone can learn how to calculate a cap rate or write a commercial real estate contract. Those are important skills, but they're only part of the job.
What you can't learn from a book is what it's like to own investment property, work through tough situations with tenants, refinance a property, or make decisions when a deal doesn't go exactly as planned. That's where experience makes a difference.
It's kind of like becoming a pilot. You can study every manual and pass every test, but when the turbulence starts, I'd rather be with someone who's actually flown through it.
That's how I look at commercial real estate. When you're making a major investment, I believe there's real value in working with someone who's been on both sides of the table not just helping clients buy and sell, but investing too.
Experience doesn't make someone perfect, but it does give you a perspective you simply can't learn in a classroom.
