Between job sites, design selections, contractor meetings, and getting several exciting new listings ready to hit the market, it’s been nonstop.

Try coordinating two closings across two states while a title error holds $221K in escrow and a seller is counting on you to save her deal.

Most agents panic here. We built a plan.

Here’s what we had on the table:
🔵 Close immediately & hold $221K in escrow until the error is legally corrected
🔴 Don’t close. Delay her Texas purchase while outside agencies rectify the title issue
🟡 Wait for her son’s closing — use his proceeds to fund her purchase in Texas

No textbook covers this. This is experience under pressure.

While she was nervous, we were already three moves ahead — working title companies, coordinating agencies, protecting her deadline and her money.

This is what a hands-on realtor actually does. We don’t just open doors. We hold them open when everything else tries to shut them.🏠💼

Most agents show up at closing — we show up during the build. 🏠

During our walkthrough, our eye for design caught a layout issue in the master bedroom that would’ve hurt the whole feel of the space. One change — shifting the entry between the closets — completely transformed the focal wall, TV placement, and long-term resale value.

We spend countless hours working side by side with our builder to make sure every detail is intentional — because the right decisions during the build are what make a house feel like a home.
