SALES DOWN AND VALUES UP IN FEBRUARY:

In a press release to the media today, Maine home sales decreased -8.84% comparing February 2026 to February 2025. The median sales price (MSP) was $395,000, a 3.47% increase compared to a year ago. NAR reports that existing home sales and prices were up nationally and, sales fell slightly in the northeast, comparing February 2026 to February 2025.

The housing market has changed a lot since the frenetic Covid times (2020 - 2022), and more homes are on the market, and more price reductions are happening. Unfortunately, for first time Buyers, the average home price is around $400k making it difficult to enter the market with interest rates hovering around 6.2% (that's if you have 20% down and great credit). Is it still a Sellers market? Or shifting to a Buyers market? Hard to say right now, and depends on the property and location.

With lagging demand, the state’s housing market is showing signs of flipping from a seller’s to a buyer’s market.
