A few weeks ago, we had the privilege of inspecting a new construction home for a lovely family in an Atlanta suburb. At first glance, it was a beautiful home. However, upon closer inspection๐ต๏ธโโ๏ธ, we noticed some smaller issues that led to major concerns.

No house is perfect (and we don't raise alarm bells for fun) but this one had some major red flags.๐ฉ๐ฉ๐ฉ The structural wood framing components were found to be rotting and had excessive mold. To repair it, the best course of action would be to remove all of the flooring and drywall in the entire house. Additionally, the landscaping and driveway were installed in a way that caused rainwater to leak into the house. To fix it, the landscaping and driveway would need to be ripped out to regrade. There was also water damage on the inside from plumbing leaks that had been covered up, not to mention numerous other defects.โฃโฃโ ๏ธ

The amount of repairs needed totaled an estimated $150,000. ๐๐ง๐ ๐ญ๐ก๐ ๐ฐ๐ข๐ฅ๐๐๐ฌ๐ญ ๐ฉ๐๐ซ๐ญ ๐ข๐ฌ ๐ญ๐ก๐๐ญ ๐ญ๐ก๐ข๐ฌ ๐ก๐จ๐ฎ๐ฌ๐ ๐ก๐๐ ๐๐ฅ๐ซ๐๐๐๐ฒ ๐ฉ๐๐ฌ๐ฌ๐๐ ๐ญ๐ก๐ ๐๐จ๐ฎ๐ง๐ญ๐ฒ ๐ข๐ง๐ฌ๐ฉ๐๐๐ญ๐ข๐จ๐ง!๐คฆโโ๏ธ From previous interactions with county inspectors, they are often overworked with 10-30 inspections to complete each day. In contrast, we usually only complete 1-2 inspections per day to ensure that there is enough time to thoroughly inspect the house.โฃโฃ

Despite the builder refusing to make any repairs and attempting to keep their $75k deposit, the family's Realtor helped them respond in a way that did not violate the sales contract. When the builder failed to show up at the closing table with the necessary repairs, they were in breach of the contract, allowing the family to legally get their $75k deposit back.๐

Although itโs not fun being the bearer of bad news, we are grateful that a financial disaster was prevented for this family! A couple weeks later their Realtor found them another home and that inspection went great!โฃโฃโฃโฃ๐
