Now let’s dig a little deeper…

This can be an uncomfortable conversation as a seller. But it’s 100% worth going into it with an open mind if you want to make top dollar on your home!

What you need to keep in mind is this:

- Your assumption of what buyers want might not actually match the market right now

- Buyer expectations change with the market, and since the market has been changing recently, what worked a few years ago might not be what buyers are looking for now

- Don’t take your agent’s improvement suggestions personally!

When you and your agent have this conversation, remember that they are simply trying to help you get the most money out of selling your property.

You NEED to hear this!

This summer, the National Association of Realtors is making some changes to how buyer’s agents are compensated. With these changes, sellers will need to plan to compensate buyer’s agents when their home is sold starting in July.

If you don’t factor in buyer’s agent compensation, you risk a few things:

- Fewer buyers looking at your home
- A stagnant listing on the market
- Not receiving competitive offers as a result

As a seller after top dollar on their home, you’ll want to avoid all of these. Make sure to plan for buyer’s agent compensation when strategizing your listing price!

You should always be on top of real estate trends, and our market has changed dramatically over the past 5 years!

The things that were trending in 2021 and 2022 were no longer the case in 2023. What’s in and out this summer? Let’s dive in:

In: Expecting a fair price for your home
Out: Expecting thousands over asking

The white-hot market of 2021 is gone. While we’re still in a seller’s market, it’s key to expect your home to sell for what is typical in a seller’s market: market value!

In: Asking the seller for concessions
Out: Waiving all concessions from a seller

With the market moving at a more subdued pace, buyers can now request concessions from the seller and ask for things to be fixed on the property rather than just accepting properties as is.

In: Being flexible with your wants list
Out: Pigeonhole yourself to a strict list

Now is a great time to get creative with your wants list to find a home that will fit into your life perfectly! An open mind can help you see opportunities that will be the best for you.
