This 35-acre garden on the old Rosengarten estate is one of those spots people drive right past without knowing it’s there. Winding paths, a ruin garden, ponds, and plantings that change with the season, minutes from KOP and easy for Montco or DelCo folks alike.

Open late March through early November, Wednesday to Sunday, 10 AM to 5 PM. Admission is $15 (free under 12).

Writing offers at the eleventh hour,
Hiking in the weed-filled vacant lot without the client,
Crawling into crawl spaces to check for moisture,
Talking to the client’s contractor family member,
Staying up worrying about everything that could possibly go wrong.

But, it’s the:

"Which school district?" It's the question behind so many moves.

After years of helping students as an educational consultant, my honest answer is: yes, and no.

Yes — a strong district opens doors, and in real estate, the demand is real: those homes tend to hold their value because so many buyers want in.

But it's not destiny. What a student reads, chases, and genuinely cares about matters just as much.

So I don't hand families a ranking. I ask about their child and point them to the real data so they can decide what fits.

We lost the offer. And I’d do it all again. 🏡

My clients were relocating from out of state, searching in two different states at once. When they found a home they loved in PA, they couldn’t drive long hours for every showing, so I FaceTimed them through the entire property, inside and out. I talked to the listing agent. I walked the neighborhood and spoke with neighbors. I ran the numbers and laid out exactly what we were up against.

We put in a strong offer. We lost — to a buyer who waived all contingencies.

But here’s what I’ll never forget: they thanked me. Said they’d reach out when they’re near King of Prussia. Said I’d always be welcome to visit.

No closed deal. But a real relationship, built on honesty and full effort — every single time 🤍

When I'm off the clock, this is the King of Prussia I get to call home 🌿

Not the mall (okay… sometimes the mall), but the farmers market on a slow morning, a walk through Valley Forge, wood-fired pizza at Vetri, date night at Creed's, and yes, throwing axes when the week's been long.

This is the stuff I tell friends about when they're thinking of moving here. The suburb that doesn't feel suburban.
