Cash to close usually means more than one line item. Earnest money may be due early, inspections are usually paid out of pocket, closing costs are separate, and appraisal-gap funds only matter if your offer includes them. I also want buyers to keep some reserve money after move-in.

In plain English: exclusivity is who you agree to work with, compensation is how your agent gets paid, term length is how long the agreement lasts, and cancellation is how the relationship can end if needed.
